Frankrijk - Chateau Hotel in prachtig wijngebied. 4 - sterren Boutique Hotel, Top Restaurant, 9-holes Golfbaan. Gekocht door Nederlands echtpaar in 2003 en volledig verbouwd, gerestaureerd. Wijziging in bestemmingsplan gerealiseerd met nu op 3 locaties bouwmogelijkheden voor 48 villa's. Eerste bouwfase ( 8 villa's ) gestart. Inmiddels 4 villa's verkocht en gebouwd ( euro 475.000 - 775.000 opbrengst). Villa 5 verkocht met bouwstart september 2014 (euro 675.000 verkoopopbrengst). Verhuurovereenkomsten met eigenaren. Mogelijkheid tot aankoop 50 ha aanpalende grond voor uitbreiding golfbaan, in combinatie met bouwvergunning voor 40 - 50 villa's . Fitte eigenaar komt op leeftijd en heeft geen opvolger. Zoekt derhalve actieve (gefaseerde) overnamepartner, bij voorkeur met projectontwikkeling achtergrond.

Approximately 20 ha, surrounded by vineyards and forest, well within driving distance to an international airport. 65 Year old owner, without successors, asked MIND HUNTER Corporate Finance to look for an active investment firm or staged buy-out (through management-buy-in). Leisure & project development activities are split into three separate entities: 1) First entity is owner of all real estate, renting out to the second company 2) The second entity is the operational company for all hotel-, bar-, restaurant-, golf- and rental activities. The annual turnover currently lies around 1.5 / 1.7 MLN EUR with an expected 10% profit range. 3) The third entity is the operational company for all new real estate projects on the property: [a.] Necessary permits have been obtained to build villas on the property, which then are sold and subsequently rented out as a unit or as additional hotel rooms. Building permits include the option to build 10 villa's , close to the hotel and alongside the fairway of hole 1, of which three have already been built and sold. A second building permit includes the option to build 12- 14 houses in a small forest in the middle of the golf course. A third permit to build 14-16 houses in the prune yard, alongside the entrance drive to the Chateau is expected to be acquired in the coming months.
